Naples is an area well known for its opulence & beauty, surpassing nearly all other areas covered on this website. It is a wintertime retreat, offering miles of perfect beaches, beautiful blue waters, & an incredible number of golf courses. Some of the most expensive homes in Florida reside in this city, especially in ultra-exclusive Port Royal. For those considering Naples versus Fort Myers & Cape Coral, expect notably higher pricing points, especially on single family homes with Gulf access. But for buyers looking for the very best, Naples offers what few other places can match. Homes (in the city limits) on average exceed a million dollars, but plenty of lower priced options do indeed exist, especially condos. ...overview continued here

A few items to note when searching the Naples area: this site will easily display all the active listings in Naples and itís constantly updated, so rest assured that when review this site, you are indeed getting the latest, complete, accurate info. The same cannot be said on many other sites, including some of the largest, most recognizable names. You can also do customized searches here, much like in the Fort Myers / Cape Coral coverage areas, for example specifying gulf access listings only, minimum square footage requirements, etc. However, there is a couple limitations, due to it falling into a different MLS coverage area. For example, in Fort Myers / Cape Coral this site can easily display foreclosures, short sales, and sailboat access listings, as well as allow for very complex customized searches, specifying numerous criteria such as specific # of stories tall, specific years of construction, etc. In the Naples coverage area though, the system works differently and I cannot display results quite as easily, or offer quite as complex search parameters (though still quite decent). There is however a very good solution, an additional free service called Listingbook.
With Listingbook you can easily specify and view foreclosures only, short sales only, and/or sailboat access properties only, if that is what you are after. For this reason, In locations on this page where you would ordinarily click to view, for example, foreclosures only, it will redirect you instead to a spot to quickly access the Listingbook service. You can also sign up for free Naples Listingbook access at this link.
Please note that there is a difference between the Listingbook service in the Greater Fort Myers / Cape Coral area and the one in the Naples area . Though they look identical, they do not contain the same info (since they are pulling most of their data from separate Realtor MLS systems). So if you already have a Fort Myers/Cape Coral Listingbook account, and wish to access Naples info, you would want to request the separate Naples account.
One other item: If you happen to be doing a customized search for properties in Naples, please note: you will want to make sure youíve specified the Naples MLS system, not the Fort Myers MLS. You will have the option at the top of the screen on the customized search page to choose which one you want to search, so just be sure Naples is selected. In most cases the system will automatically be on Naples, but I want to make mention of it to avoid any confusion. (If the Fort Myers MLS is incorrectly selected a percentage of Naples listings are visible... but not all of them! So just be sure to specify Naples MLS).
Additional detailed searches are offered for the following specific areas of Naples: 1) Port Royal & Aqualine Shores, 2) Royal Harbor / Oyster Bay / Golden Shores area, 3) Gulf Shore Blvd area (includes The Moorings, Park Shore, Venetian Bay, Inner Doctors Bay and Hurricane Harbor), 4) Vanderbilt Beach Estates area, 5) Wiggins Pass area and 6) Old Naples / Downtown area. Golden gate is not covered on this site, as it offers no Gulf access (though via a customized search you can indeed access those listings too).
